Getting a Building and Pest Inspection

Getting a building and pest inspection is a prudent step that all purchasers should pursue irrespective of their knowledge of the property. Inspections can identify unseen defects that may alter your decision to purchase the property. Building inspections do invariably identify a number of issues with a property that are not always major in nature. These can include painting issues, cracked tiles, missing handles or mouldy grout. It should be noted that a Vendor is under no obligation to attend to these issues if requested by the purchasers.

The other important consideration in relation to Building inspections is the frequent requirement that the inspector is a registered building practitioner with the Victorian Building Authority. If the Contract requires the inspector to be a registered building practitioner and the purchasers have not complied with this requirement then they are unable to exercise their rights to end the Contract of Sale pursuant to the Building and Pest clause if a major building defect is identified.
