Selling a Property

If you have decided to sell a property there are a number of documents that need to be prepared before you are able to enter into an agreement with a purchaser. We understand that time is of the essence and our clients are always seeking to have their property available for sale at the earliest opportunity. We strive to assist our clients by ensuring that all relevant documents are prepared accurately and in a timely fashion to enable transactions to proceed at the earliest opportunity. 

If you are selling a property, we provide the following services:
 

  • Preparing the Vendor Statement and Contract of Sale (Auction and Private Sale).

 

  • Ordering property certificates and ensuring that all required disclosures are made in the Vendor Statement in accordance with the Sale of Land Act (Vic).

  • Liaising with your Real Estate Agent and your lender in relation to the Sale.

​

  • Liaising with the purchasers legal representative. 

​

  • Reviewing the Statement of Adjustments prior to settlement. 

  • Attending to settlement. 

​

  • Notifing authorities post settlement of the change of ownership. 

Selling and Buying

If you are selling your property and buying another property at the same time, we can assist with the following:

  • Facilitating a simulatenous settlement for our clients. 

​

  • A 10% discount on our professional fees for simultaneous sale and purchase transactions.
