Purchasing a Property

Buying a property is one of the most exciting events that people do in their lifetime, it is also the most expensive asset that we may purchase. The process is also fraught with risks if the purchasers don't understand their obligations or the additional special conditions that may be contained in the Contract of Sale.

Before you sign a Contract of Sale

We provide the following services:

Reviewing the Contract of Sale and negotiating with the Vendors Legal representatives in relation to any amendments.

Reviewing the Vendor Statement and providing advice in relation to any identified risks.

Engaging with the Real Estate Agent to finalise the offer for the property.

After you sign the Contract of Sale

We provide the following services:

Reviewing the relevant dates in the Contract of Sale including finance approval, building and pest inspections and any other contingencies.

Liaising with our clients lender in relation to finance approval.

Preparing Stamp Duty Forms and Transfer of land Documents.

Conducting property due dilligence including property inquiries searches.

Preparing for Settlement

We provide the following services:

Preparing settlement documentation including the Statement of Adjustments and Notice of Acquisition.

Liaising with the Vendors representatives and our clients lender to ensure settlement can proceed as scheduled.

Ensuring all pre-settlement issues are resolved to prevent delays.

Contract Reviews

We provide a contract review service to our clients that includes the following:

First complimentary review of a Contract of Sale and Vendor Statement including providing advice in relation to any risks and suggested amendements.

$60.00 (Plus GST) for all additional Contract and Vendor statement reviews.
